1.   Damaged Roof Membrane

You should inspect the overall condition of the roof membrane and signs of uplifting from strong winds. You’ll also want to check common problem areas, including corners, seams, and parapets.

2.   Roof Deck

The roof deck is one of the most critical components of a roof. When excessive moisture becomes trapped within the roofing components under the deck, mold growth can quickly develop and spread to other areas, consuming the structure over time.

Of course, the signs aren’t always obvious, but if you see considerable wear and tear on your roof deck, you may want to consider having it replaced or repaired along with your roof replacement.

3.   Visible Water Infiltration

When water is leaking into your building when it rains, that’s an obvious sign you need a commercial roof replacement. However, water leaks aren’t always noticeable, especially in commercial buildings where you can’t always see the roof’s underside.

If you’re noticing frequent water infiltration, you’ll want to consider how many leaks you’ve had and how many times they’ve been repaired. You’ll also want to look for accumulated moisture throughout the roof and be aware that while the membrane surface may appear to be in good condition, there may be damage from trapped moisture underneath the surface.

Additionally, you’ll want to look out for secondary signs of leaks, as well as water spots or how your roof smells, because it could be an early indicator of mold before visible damage occurs.

4.   Damaged Insulation

Last but not least, you’ll want to check to see your property’s level of insulation. If you notice your electric bills are going up even though your HVAC usage is normal, that could be a sign your roofing is causing the trouble.

As water becomes trapped in the insulation, it will slowly eat up the inside of your commercial roof. This process will release gases, which in turn cause blistering on the roof. If you find any trapped moisture inside of your insulation, you’ll definitely need a roof replacement.
